Bala Cynwyd, Pennsylvania – Gardner/Fox recently completed the construction of a complicated 9 phase, 130,000 square foot, office renovation for the corporate headquarters of Philadelphia Insurance. The project was completed phase by phase, in a fully occupied building, with new space occupancy and relocations over a 20 month time frame. All schedule, cost and quality expectations were achieved. Axis Construction was a joint-venture team member on the project.
Early in the schematic design phase, the construction team, the building owner – Tishman Speyer, the tenant – Philadelphia Insurance, and the architect – McGillin Architecture worked together to establish a budget for the project. This budget became the Guaranteed Maximum Price (GMP) for the project, even at this very early stage of the design. The team continued to collaborate on schedule, budget and quality issues throughout the entire design phase to ensure that the project would be delivered as scheduled and within the budget established during the schematic phase.
